#9455 – 40′ x 62′ x 14′ Luxury Barndominium in Wenatchee, WA

Steel Structures America built this 40′ × 62′ × 14′ monitor-style barndominium in Wenatchee, WA in Chelan County. The monitor roof raises the center section for height and upper-level space. Together, the layout delivers a wide-open main floor and two lofts with serious storage capacity.

Design & Layout

The monitor roof keeps the main floor completely open. Because there are no interior posts, the space works for equipment, vehicles, animals, or future finishing. On the upper level, two lofts add serious storage capacity. Both carry a 40 lb. per square foot floor load rating. That means they can handle hay, equipment, or residential use. A stairway with two landings connects the levels.

Exterior & Features

The roof uses standing seam steel with a continuously vented ridge. As a result, it performs well through high-snow winters without additional attic venting. The walls combine steel siding with a wainscot panel for added durability at the base.

For access, the building includes four overhead doors. One measures 12′ × 12′ and three are 10′ × 10′ glass-panel units. Additionally, the building has walk-in doors and 27 windows that bring natural light throughout.

Concrete & Foundation

Steel Structures America poured a 6″ slab across the full footprint with a smooth finish. Below the slab, R-10 insulation covers the entire floor. At the edges, vertical R-10 frost barrier protects the perimeter. Together, that insulation package supports in-floor radiant heat and guards against frost heave. Furthermore, posts were set on Perma-Columns®, which keep all wood above grade and extend the life of the building.

Engineering & Performance

Steel Structures America engineered this building to meet Chelan County requirements. Specifically, the roof carries a 60 lb. snow load and an 85 mph wind rating at C-exposure. Wall insulation measures R-18.4. Meanwhile, the standing seam roof with vented ridge handles thermal performance from above without additional insulation.
